Preservation Studios worked with Redburn Development to adapt the sprawling former factory into a new mixed use facility including apartments, amenity space, and retail. The client came to us after news that their proposed plans would not meet the Standards, putting the HTCs at risk. Relying our extensive experience and creative thinking, we were able to rework the layout in a manner that preserved a large sense of volume in each section of the building. This revised approach still achieved the required unit count, creating a viable HTC project.

The Albany Perforated Wrapping Paper Co. (A.P.W) was built as a paper mill for the manufacture of toilet paper and paper towels. It was constructed in phases between 1918 and 1951 and is interconnected as one, massive brick edifice stretching along nearly 10 acres. It located between Erie Boulevard and Interstate 787, at what was once the strategic nexus of the D&H Railroad. The railroad ran directly in front of the mill, serving for loading/unloading purposes with loading docks stretching nearly the whole length. By the time A.P.W. was firmly established, the Erie Canal had been abandoned, filled in, and ultimately disappeared under the construction of Erie Boulevard. A.P.W. was built on top of four slips, among more than two dozen, that stemmed from the Erie Canal to the Albany Lumber District.
