Clinton Avenue Rowhouses

Preservation Studios worked with Home Leasing to rehabilitate 70 rowhouses, comprising over 200 units of affordable housing. The buildings had previously been through the HTC program in the 1980s and needed full rehabilitation once again. Conditions varied ranging from moderate repairs to some buildings needing complete structural rebuilding. Architectural plaster, millwork, mantelpieces, pocket doors, and the historic layout remained intact while implementing improving energy efficiency improvements. The project utilized LIHTCs as well, requiring the design to also be compliant with NYS HCR guidelines in addition to the Secretary of the Interior's Standards for Rehabilitation.

Though rowhouse architecture is prevalent throughout Albany, the Clinton Avenue Historic district is distinguished by the width of its main axis and its nearly unbroken streetscape. As a whole, the historic district remains an important example of Albany’s westward expansion between 1825 when the Erie Canal opened and the end of the nineteenth century. It chronicles the development of rowhouse architecture and the stylistic changes rowhouses underwent throughout the nineteenth century as architectural styles such as Greek Revival, Italianate, Queen Anne, and Romanesque grew and declined in popularity.

Preservation Studios facilitated the complete historic tax credit application process, comprising 70 individual applications all prepared simultaneously.
