Harder Knitting Mill
Preservation Studios worked with NYC-based developer PBF Hudson on the transformation of the vacant building into Pocketbook Hudson, serving as a boutique hotel, restaurant, events space, retail, and spa services. The industrial nature of the building remains on display throughout the new use, which required extensive structural interventions executed in an appropriate manner fitting the building typology. Windows were replaced in-kind and a highly glazed entry addition was created on the courtyard elevation.

The Harder Knitting Mill was built by William Harder in different stages between 1882 and c.1900 to manufacture wool and cotton underwear and shirts. In 1901, Union Mills merged with the Harder Knitting Mill and went on to become the largest producer of fleece-lined undergarments in the world, shipping their products to markets in Europe, Asia, and South America. Raw materials worked their way from the ground level to the third floor and back down again as they were woven into finished shirts and undergarments.
Preservation Studios facilitated the complete historic tax credit application process, including the National Register listing.
