Utz & Dunn Shoe Factory
Preservation Studios worked with East House to create over 100 units of affordable housing in this long vacant factory. The industrial nature of the building remains on display and integrated within the new layouts including exposed columns, brick, and heavy timber beam ceilings. All windows were replaced in-kind and the most notable exterior change was the removal of the paint from the brick to return its historic appearance. The project utilized LIHTCs as well, requiring the design to also be compliant with NYS HCR guidelines in addition to the Secretary of the Interior's Standards for Rehabilitation.

The Utz and Dunn Shoe Company was built in stages from 1900 to 1920 with a Renaissance Revival brick exterior and a heavy timber framed interior. They only occupied the building until 1920 at which point the W.B. Coon Company, also shoemakers, bought the facility and used it as their production center. This company did not survive the Great Depression and from the 1940's until the late twentieth century the facility housed the successful pasta production business of the Alfonso Giola & Sons Macaroni Manufacturers, later known as the Bravo Macaroni Company.
Preservation Studios facilitated the complete historic tax credit application process.
